Bethesda NeighborhoodsAl Marah • Named after the horse farm on which it was developed, Al Marah is a community comprised of 130 single family homes and 22 duplexes. Built in the late 1970’s and early 1980’s the community has an active social network with a yearly calendar of events. The single family homes are mostly 5 or 6 bedroom colonials with garages. • Location: Capital Beltway to the west, River Road to the North • Recent Home Sales: Since January of 2007, 3 homes have been listed in Al Marah. 2 have sold. The duplex was listed for $630,000 and the single family home was listed for $1,895,000. The average days on market for the year was 89. Bannockburn • Most of the small homes that were constructed in Bannockburn’s first phase of building in the 1940’s have been enlarged or razed for larger ones. Bannockburn was initially developed by a group seeking to build a cooperative community like those found in parts of Europe. Today, even after 50 years, the community offers a co-op nursery school and swimming pool, and a babysitting coop that was originally established in the 1950’s and 60’s is still thriving. A 100-year-old clubhouse on the site of the original 12-acre Bannockburn Golf Course is the site of many community activities. • Location: Bordered by Wilson Lane, River Road and the Cabin John Parkway. • Recent Home Sales: Since January of 2007, 11 homes have been listed for sale. 2 are currently active with asking prices of $1,499,000 and $1,950,000; 3 are under contract; and 6 have sold with an average sales price of $1,693,317. The homes in Bannockburn averaged 55 days on the market in 2007. • Bannockburn Estates and Bannockburn Heights • Bannockburn Estates and Heights are communities of large custom homes that are sited on over one-half acre. Developed in the 1960’s and 1970’s, the architecture is a mix of traditional colonials and custom contemporaries. • Location: Located to the north of Wilson Lane and inside MacArthur Boulevard and River Road. • Recent Home Sales: Since January of 2007, 7 homes have been listed in these communities. There are 2 currently available with prices of $2,895,000 and $2,900,000. 1 listing expired and 4 have sold which ranged in price from $1,175,000 to $2,795,000. These homes averaged only 31 days on the market. Battery Park • Comprised of smaller lots and homes, Battery Park is a community of tree-lined mature streets, close to downtown Bethesda. The neighborhood was originally developed in the early 1900’s. Many of the original homes have been significantly expanded and remodeled, reflecting a wide variation in the sales and listing prices. • Location: Battery Park is located North of Wilson Lane and South of Old Georgetown Road. • Recent Home Sales: Since January of 2007, 13 homes have been listed for sale. There are currently 3 active listings, ranging in price from $1,295,000 to $3,800,000. 1 listing expired; there are 2 currently under contract; and 5 sold with prices that ranged from $1,195,000 to $3,395,000. These homes spent an average of 31 days on the market before going under contract. Bradley Hills Grove: • Bradley Hills Grove homesites are considerably larger than most in Bethesda, with the lots ranging in size from ½ to 1.5 acres. Originally established in the 1930’s, Bradley Hills Grove features many beautiful custom estate-style homes. A variety of classic architectural styles are present. • Location: Bordered by Bradley Boulevard and approached by Burdette Road. • Recent Home Sales: 11 homes have been listed for sale in Bradley Hills Grove since January of 2007. Of those, 1 expired, 2 are under contract, 3 are active listings and range in price from $1,295,000 to $3,800,000. 5 homes have sold. The sold homes range in price from a low of $1,195,000 to $3,395,000. These homes spent an average of 51 days on the market. Bradley Park • Bradley Park is a wooded neighborhood of about 115 contemporary homes that were originally built in the 1960’s. At the time they were constructed, these homes were identified as “California Contemporary”. Many of the original homes have since been modified or torn down and replaced with radically different structures. • Location: Three miles from downtown Bethesda, wedged between Bradley Boulevard, Wilson Lane, River Road and the Burning Tree Country Club. • Recent Home Sales: Since January of 2007, 3 homes have been listed for sale in Bradley Park. 2 have sold with an average price of $789,500. They averaged 47 days on the market. Additionally, there is one house that is actively for sale and it is listed at $1,100,000. Burning Tree Valley • Built in the 1950’s and 1960’s, Burning Tree Valley offers a mix of old and new construction, with many of the original homes being renovated and some razed for brand new structures. The lot sizes range from .25 acres to .75 acres and the homescape consists of split levels, ramblers and some colonials. In the mid-1990’s a portion of the original Burning Tree Valley land was developed into a community of luxury homes that were then named Frenchman’s Creek. • Location: North of Wilson Lane and East of River Road • Recent Home Sales: Since January of 2007, 4 homes have been listed in Burning Tree Valley. 3 have sold at prices ranging from $699,000 to $1,724,800. There is currently one home under contract in the neighborhood and it was originally listed at $749,900. The homes that sold spent an average of only 2 weeks on the market. Edgemoor • A community of tree-lined streets, sidewalks, and a club with pool and tennis, Edgemoor offers easy proximity to downtown Bethesda. Walter Tuckerman began the Edgemoor community in 1912, when he built a large English-style residence for himself. Today, the thriving neighborhood consists of a mix of architectural styles, with many of the original structures being enhanced with additions and updated with today’s amenities. • Location: Edgemoor is located south of Wilson Lane, west of Arlington Road, and North of Bradley Lane. • Recent Home Sales: Since January of 2007, 17 homes have been listed for sale in Edgemoor. There are 4 active listings which range in price from $1,295,000 to $7,600,000. There is one home under contract and 1 home’s listing expired. 11 homes sold ranging from $1,295,000 to $2,000,000. These homes only spent an average of 10 days on the market. Glenbrook Village • Close to NIH and its Metro, Glenbrook Village is located near the heart of Bethesda, and was originally developed in the 1940’s. Ramblers, Cape Cods and Colonials are typical of the housing styles and many of them have been modernized to today’s standards. In the late 1990’s a community of luxury, garage town homes were developed. • Location: South of Jones Bridge Road, East of Wisconsin Avenue and West of Columbia Country Club • Recent Home Sales: Since January of 2007, 22 homes have been listed for sale in Glenbrook Village. Of the 15 that sold, the prices range from a low of $581,000 to a high of $1,495,000. There are 3 active listings in the neighborhood at this writing, ranging in price from $649,900 to $1,025,000. These homes that sold spent an average of 23 days on the market. Greenwich Forest • Initially developed by Morris Cafritz, Greenwich Forest is now a leafy neighborhood of rolling terrain and houses that reflect an English Country-Manor style. These homes are usually constructed of brick, stone or stucco, and many still wear classic slate roofs. • Location: North on Wilson Lane and sharing a border with Huntington Parkway • Recent Home Sales: 13 homes have been listed for sale since January of 20007. The 10 homes that sold ranged in price from $625,000 to $22,199,000. There are 2 homes currently under contract and 1 home’s listing expired. These homes that sold spent an average of 26 days on the market before going under contract. Kenwood Park • The community of Kenwood Park was originally built between 1950 and 1970. The colonials, large split-levels and ramblers are set in a landscape of mature trees and beautifully manicured ¼-acre lots. Many of the homes have undergone extensive renovation and expansion, and there is also new construction on existing lots. The lower priced homes in Kenwood Park are those that have retained their original footprints. • Location: East of River Road, West of Bradley Boulevard, South of Wilson Lane. • Recent Home Sales: Since January of 2007, 14 homes have been listed for sale in Kenwood Park. 5 are still active and range in price from $829,000 to $2,098,800. One is currently under contract and 8 sold, with prices ranging from $923,000 to $1,898,000. The homes that sold spent an average of 44 days on the market. Maplewood/Alta Vista • A variety of housing styles are found in Alta Vista, but the original homes were constructed in the early 1900’s by The Bethesda Land Company, who built large square-roofed homes with wraparound porches. The early homes were sited on large lots; it was later in the development of the community that the land was subdivided into smaller lots. Today, colonials, cape cods, ramblers and bungalows comprise the housing mix—some dating back 100 years and some brand new. • Location: Alta Vista lies between Old Georgetown Road and Rockville Pike, on the inside of the capital beltway. • Recent Home Sales: Since January of 2007, 3 homes have been listed for sale in Maplewood and they all sold. The prices ranged from $570,000 to $1,379,000 and they spent 34 days on the market. In Alta Vista, 22 homes were listed for sale in 2007, there are currently 6 active listings that range in price from $789,900 to $1,500,000. Of the 15 homes that sold, the prices ranged from $675,000 to $1,459,000 and they spent an average of 40 days on the market. Sumner • One of the area’s most popular communities, Sumner is a neighborhood that was built in 1946 by WC&AN Miller Development. The original homes consisted largely of two-story colonials and single-story ramblers. There are 475 homes in the community on lots that range in size from 6,000 square feet to 16,000 square feet. • Location: West of Massachusetts Avenue beyond Little Falls Branch Park. • Recent Home Sales: 16 homes have been listed for sale since January 2007. Of those, 2 are currently active, there is 1 under contract, 2 expired and 11 sold. The homes that sold ranged from $729,000 to 41,475,000 and averaged 22 days on the market. Westmoreland Hills • Hilly terrain, old trees and a beautiful variety of architecture establishes the Westmoreland Hills neighborhood as one of the area’s most sought-after. The original community was constructed in the 1930s, and in 1971, the Overlook section was developed by WC & AN Miller Developers. • Location: Just over the district line, west of Massachusetts Avenue and only 5 minutes to Friendship Heights • Recent Home Sales: 27 homes have been listed for sale in Westmoreland Hills since January 2007. Of those, 18 have sold at prices that ranged from $1,075,000 to $1,995,000. The homes that sold were on the market an average of 13 days before going under contract. There are 4 homes currently available in the neighborhood and 3 are under contract. • Woodacres • A quiet community of 404 homes, Woodacres was developed between 1939 and 1959. The architecture reflects the style of that time and the homes are crafted with brick exteriors, plaster walls, hardwood flooring, at least a one-car garage, and porches. This handsome community features a lovely park. • Location: Bounded by Goldsboro Road, Massachusetts Avenue and River Road • Recent Home Sales: 9 homes have been listed for sale in Woodacres since the beginning of 2007. All 9 of these homes sold, with prices ranging from $750,000 to $1,195,000. These homes averaged only 6 days on the market before going under contract.
